Buyer's guide

The best LVP for rental properties and turnovers

One spec across the portfolio, a wear layer that outlasts the lease, and spare boxes from the same dye lot. What a unit costs to floor at our prices, and which floors we would choose.

The short answer

A 20 mil wear layer, a rigid SPC core of 6.5 mm or more, click-lock installed floating, and one color across the whole portfolio. Material for a 900 square foot unit runs from about $1,609.88 at $1.59 per square foot to $2,175.81 at $2.19, with cut waste included. The wear layer is what survives tenants; the single color is what makes a turn a repair instead of a re-floor.

Material only, boxes rounded up, 10 percent cut waste. Delivery is a flat $300 per pallet of 42 boxes. How we know: these figures are read from the 77 floors stocked in our distribution partners' Jacksonville, Miami and Orlando warehouses as this page was built, not from a manufacturer brochure. Prices are the per-square-foot rates published on each floor page.

What wear layer survives a three-year tenancy?

20 mil, and it is not close. The wear layer is the clear film over the printed plank, measured in thousandths of an inch, and it is the only part of the floor a tenant touches. Builder-grade planks at 6 or 12 mil are what most landlords have already been burned by: they look fine at move-in and show a gray path from the door to the kitchen by the second lease. A 20 mil layer is the entry point for a commercial warranty for a reason. Every floor we stock is 20 or 22 mil and carries a 10-year commercial warranty alongside the 30-year residential one, which is the number that actually applies to a unit you do not live in.

Between 20 and 22 mil the difference is real but smaller. Put the 22 mil planks in the units with the most turnover, pets allowed, or ground-floor entries that track sand.

Why one color across the whole portfolio?

Because the plank that gets damaged is one plank, and click-lock vinyl lets you replace one plank if you have a matching one. Buy the same SKU for every unit, keep two unopened boxes per unit in storage, and a tenant's dropped cast-iron pan becomes a twenty-minute repair rather than a room. Dye lots shift slightly between production runs, so the spare boxes should come from the same order as the floor they will patch.

A wide color range inside one construction helps here too. Our Ultra Clean SPC line has 16 colors on the same 6.5mm core and 20mil wear layer, so a portfolio can vary the look between properties while every unit shares one spec sheet, one installation method and one trim kit.

Floating or glue-down for a rental?

Floating, in almost every unit. A click-lock floor goes over a sound slab or existing tile without adhesive, a crew lays 900 square feet in a day, and single planks can be unlocked and swapped. Glue-down earns its place under heavy rolling loads or in a unit where the subfloor cannot be made flat enough for a floating floor to lock cleanly, and that is a repair conversation before it is a flooring one.

All 77 of our floors have an IXPE pad attached, so there is no separate underlayment line on the invoice and nothing for a crew to skip.

What does a turn actually cost?

Material is the part of the number you control from a desk, and the table above prices it for three unit sizes. Labor, removal and prep are local and vary with the state of the unit; the installation cost guide breaks down what belongs on that quote. Two habits cut the material line further: order all units at once so the freight is one pallet rather than five parcels, and keep attic stock from the same dye lot so a later repair does not mean a later order.

Common questions

Do short-term rentals need a different floor from long-term ones?

The same 20 mil minimum, but choose a mid-tone color with visible grain. Short-term units are cleaned between every stay and a very dark or very pale plank shows every footprint and hair to the next guest.

Can a rolling office chair damage SPC?

Hard castors on a 20 mil wear layer are fine for years; the failures we hear about are 6 and 12 mil planks. A chair mat is still cheaper than a plank.

How many spare boxes should I keep per unit?

Two, from the same order as the floor, stored flat and indoors. That covers a lifetime of single-plank repairs for a typical apartment.

Will the same color still be available in three years?

We cannot promise any color indefinitely; lines change and dye lots shift. That is exactly why the spare boxes matter, and why one SKU across the portfolio beats five.
